Terms and Conditions

CONTRACT The letting of Pobble House for any period ("the Tenancy") shall be between the owner of Pobble House, Rachel Murray, and the person(s) named on the booking form ("the Tenant(s)") such expression to include any other person occupying Pobble House with the Tenant(s).

RENTAL TENANCIES All prices for letting Pobble House are quoted on the website and are as per the check in / check out dates entered into the website booking system. Rates and prices may be subject to change.

PAYMENT & CONFIRMATION Provisional bookings are accepted by Rachel Murray via the website booking system. The booking is not considered confirmed until this provisional booking has been reviewed by Rachel Murray, the Tenant has agreed to the Terms and Conditions, the Tenant has provided the booking information requested and a 30% deposit has been paid. Rachel Murray will confirm the details of the booking via e-mail to the Tenant. Once confirmation has been issued the Tenant is liable for the total rent. The balance of rent and security deposit must be paid at least 42 days before arrival, without further demand. N.B. In the case of bookings made within 42 days of the commencement of the holiday then the full amount is due.

SECURITY/DAMAGE DEPOSIT & TENANT OBLIGATIONS A security/damage deposit of £500 is required at the same time as full payment is due. The deposit is fully refundable within 14 days of departure provided the following provisions are met: No damage is done to the property or its contents, beyond normal wear and tear; all debris, rubbish and discards are placed in the appropriate rubbish or recycling bins; bins are put out / taken in at the appropriate time to allow for collection by the council; all dirty cutlery, crockery etc is either hand washed or placed in the dishwasher and cleaned; only toilet paper to be thrown down the toilets as all other items are not suitable for a septic tank; all windows and doors to the house are left secure and the keys are left secured in the key safe; no linens / towels are lost or damaged; no early arrivals or late departures; no vehicle is to leave the track / designated parking spot; no pets are brought to Pobble House; all charges accrued during the stay are paid prior to departure; no charges are incurred due to illegal activity or services rendered during the stay; no other activity other than the use of Pobble House as a private holiday let; no commercial activity such as the use of Pobble House as a location for a photo shoot.

MAXIMUM OCCUPANCY 10 persons and 1 infant in a travel cot. All persons staying at Pobble House must be declared on the booking form.

CANCELLATION Any cancellation must be made in writing to Rachel Murray. If a cancellation is made 42 days or more prior to the rental start date then the 30% rental deposit will be forfeited, unless Pobble House is re-let for the same period and for the same cost.  If Pobble House is re-let the Tenant will receive a full refund of the rental paid less a £50 administration charge.  If a cancellation is within 42 days of the rental start date then the full booking value will be forfeited, unless Pobble House is re-let for the same period and for the same cost.  If Pobble House is re-let the Tenant will receive a full refund of the rental paid less a £50 administration charge.

ARRIVAL & DEPARTURE Pobble House is available for occupation from 3.00pm on the day of arrival and must be vacated by 10am at the latest on the day of departure.

EQUIPMENT FAILURE Every effort is made to ensure all items of equipment described and supplied in Pobble House are in good working order. However, no guarantee is given or liability accepted if breakdowns occur before or during a Tenancy. We will endeavour to organise repairs or replacements as quickly as possible.

WINDOWS All persons staying at Pobble House should be aware that those windows that are openable are locked only by the action of closing the window and moving the handle downwards. These windows may be fully opened at any time by the reverse action of moving the handle upwards. There is no ability to lock the windows with a key. This includes the two tall vertical windows that reach nearly to the level of the floor and open like a door. One of these windows is in the third bunk room and the second in the kitchen. Parents of small children should be aware of this prior to making a booking.

WIND It can be very windy on Dungeness. All persons should be aware that in strong winds it is easy for doors and windows to be caught by the wind. Any damage to doors and windows is the responsibility of the tenant(s).

SURROUNDING AREA All persons should be aware that the house is built on shingle (pebbles) and the surrounding area is entirely shingle. It may therefore not be suitable for persons with restricted mobility. There are very few fences on Dungeness and most of the landscape is open. All persons should be aware that Pobble House does not have any fences so there is no secure garden area. A short walk from Pobble House in one direction will lead to the sea and in the other to the steam railway tracks.

DRIVING / PARKING There is a parking space for one car immediately next to the bin store and this is made up of railway sleepers embedded in the shingle. Other cars may be parked one behind the other up the length of the track that leads solely to Pobble House. Any vehicle that leaves the track is likely to become stuck on the shingle. The track is compacted and will support cars and vans, the surrounding shingle is loose and vehicles may become stuck. All vehicles that become stuck on the shingle are entirely the responsibility of their owners.

COMPLAINTS All complaints must be notified to Rachel Murray immediately to ensure sufficient time is given to investigate and/or take the necessary remedial action. Compensation will not be offered where the Tenant has denied Rachel Murray the opportunity to rectify matters during the Tenancy.

TERMINATION Rachel Murray reserves the right to terminate the Tenancy immediately if any of the above conditions are not observed.

LOST PROPERTY The personal belongings of the Tenant are the complete responsibility of the Tenant and no liability can be accepted for any loss or damage.

PETS Pets are not permitted in Pobble House.

COMMERCIAL ACTIVITY. The letting of Pobble House under this agreement is strictly for the purposes of a private holiday let. No commercial activity is allowed. This includes not allowing Pobble House to be used as a location for a photo or film shoot. Any persons wishing to rent Pobble House as a location should email hello@pobblehouse.com
